Rebecca’s Top Picks For Single Story Home Communities In North County San Diego:

Single story homes are a very hot item and will continue to be as our Baby Boomer generation downsizes over the next couple decades. With that, single story homes not only have a more preferred flow, they are a great long term investment.

Here are some of my favorite North County San Diego Communities that offer single story homes. (*** My picks must have No Mello Roo’s taxes, have an HOA Fee of under $140 a month, be priced under $500,000, and offer at least 3 bedrooms, 2 baths, and a 2 car garage)


Poway – 92064 – Amazing schools, central location, and close to everything including shopping, employers, and restaurants. Here you will find single story homes in the high 4’s and quickly approaching $500k. You will sacrifice age and square footage here with homes built in the 1950’s – 1970’s with sizes in the 1300-1500 sq foot range. My favorite community – Westgate.


North County San Diego Real Estate


Ramona – 92065 – Kick some dust off your boots and spread out in a bit! If you prefer a little country living, you’ll want to consider Ramona. In return for an extra 20-30 minute commute, you’ll be given a larger home and larger lot. Single story homes in Ramona around 1700 sq feet can be acquired in the low 400’s and my favorite community is San Diego County Estates.


Fallbook – 92028 – The avocado capital offers rolling hills spotted with single story communities and custom homes. In this north part of north county you will find a 2000 sq foot 4 bedroom home in the mid 400’s. Check out my favorite community, Capra Ranch.




Escondido – 92027 & 92029 – We have lots of single story opportunities under $500,000 in Escondido. We’re also seeing lots of remodeling going on so the odds of finding a top to bottom remodel in the $400,000 is pretty good. Expect to find 3 to 4 bedrooms, 1500-1700 feet and many with space for RV. My favorites: Oak Hill, Summercreek, and (my fav favorite) Terracina


Oceanside – 92054, 92056, 92057 – Hello Endless Summer! San Diego’s North(est) County Beach City is a popular choice for single story shoppers. If you haven’t visited the beach and downtown area lately, its worth a visit. For the $400,000 – $500,000 price range you can find 1400-1700 sq feet. My favorite communities: Rancho Del Oro, Fire Mountain, and my top pic: Sycamore Springs.




San Marcos – 92069 – Many North County Shoppers overlook San Marcos, passing by some nice little communities and great lifestyle. If you and your hubby work south, one coastal and the other down the I15, San Marcos provides an affordable middle ground with single story homes in the mid 400’s. My top picks: The Gardens and Vallecitos.


Vista – 92081 – As if San Diego wasn’t sunny enough, Vista wins the ribbon for the most days of sun annually. Positioned just inside the coastal “fog zone”, but not quite into the mid county heat zone, Vista is a lovely environment with a slightly slower pace. Many think that Shadowridge is a retirement community, but make sure you take a peek at this neighborhood because lots of young families are moving into 3/4 bedrooms in the mid to high 4’s. My favorite: Portico
